Above four storeys, the safety requirements change

Above the fourth storey the job changes shape before a tool comes out. The filing carries a site safety submission, DOB may call a pre-demolition inspection, and the hoist or chute that will move every load has to be booked against a building that is still trading. Those three run in parallel or they run into each other. Settle them while the programme is still being drawn and the strip-out itself is the straightforward part.

Asbestos gets settled first

Anything built before April 1987 needs an asbestos assessment before a permit is issued. We arrange the investigator and the ACP-5 filing. This is the step that most often moves a start date, so we start it early.

We protect, then we start

Floors, stairs, lift lobbies and anything staying get covered before a tool comes out. Utilities are proved dead. Then the work runs in a set order, with the route material takes out of the building settled before any of it moves.

You get the site back clean

Loads leave covered, to a permitted transfer station, with documentation for each one. We sweep out and hand over a space the next trade can start in.

How does the debris come down?

By hoist, by enclosed chute into a contained container, or by service lift, decided per building. Every floor’s plan starts with that route, because it is the constraint everything else is scheduled around.

Can occupied floors stay in use?

Usually, with sealed separation, agreed noise windows, and protection of shared lift lobbies and stairs. It is a normal requirement rather than an exception.

Is this different from a standard commercial strip-out?

The work is similar. The logistics, the safety requirements and the filing are not, and pretending otherwise is how programmes fail.
