The paperwork is the long pole, not the machinery
Taking a house down is a matter of days. Getting to the point where you are legally allowed to is the part that takes weeks: the asbestos assessment, the utility disconnect certifications from each provider, the adjoining-owner notice, the rodent certification and the site safety submission all have to be in before the permit issues. Industry practice puts that front end at roughly four to eight weeks when the strands run in parallel. It is a typical range, not a DOB commitment, and it is much longer when the asbestos step is started last.

Structure, neighbours, party walls and access, plus the asbestos assessment that everything else waits on.
File and gather
Demolition application in DOB NOW: Build, with utility certifications, adjoining-owner notice, rodent certification and the site safety submission.
Soft strip
Everything non-structural out first, so the take-down is clean material and the volumes are separated.
Take down in sequence
Top down and away from neighbouring structures, with DOB notified two days before work starts.
Clear and sign off
Foundations and slab out, ground left to grade, post-demolition inspection scheduled for sign-off.

House demolition: your questions
What happens to the party wall if the house is attached?
It stays and it becomes the priority. Attached demolition means weather protection and, where the engineer calls for it, temporary bracing or shoring of the wall being exposed. That work is designed before anything comes down, and it is a real line in the cost.
Do the foundations come out too?
Depends what is going on the site next. If a new foundation is being designed around what is there, some of it may stay. If the lot is being cleared to grade, it all comes out. We will price both if you do not know yet.
Can I get a permit faster?
You can lose weeks, but you cannot really gain them. The way to keep it short is to start the asbestos assessment and the utility disconnect requests on day one rather than after the drawings are done.
