Garage and outbuilding demolition
The structure comes down and the slab comes out, so what is left is usable ground rather than a concrete footprint. Garages, barns, sheds and outbuildings.

- A garage is derelict, leaning or unsafe
- You are reclaiming the space for a garden, an extension or parking

What garage and outbuilding demolition covers
- Timber, block and brick garages, sheds, playhouses, pergolas and greenhouses
- Timber-framed barns, stables and large outbuildings
- Careful dismantling where a barn frame or its siding is being reclaimed
- Roof coverings, including corrugated sheeting handled as suspect where it is old
- Slab, footings and the apron out to the kerb line
- Doors, frames and mechanisms
- Disconnection of any power run out to the garage
- Levelling and clearance of the footprint
Old garage roof sheeting is a stop-and-check item
Corrugated cement roof and wall sheets on garages of a certain age are a common asbestos-containing material. They are non-friable while intact, which is exactly why they must not be broken up to get them off. If sheeting looks like cement rather than metal or plastic, it gets assessed before it is touched, and if it is positive it comes off whole under the right route.
How garage and outbuilding demolition runs
The same order every time, whatever the scale.
We walk the site
We look at what is coming out, what is staying, and how we get to it. Access decides most of the plan in this city: a fourth-floor walk-up and a loading dock are two different jobs even when the scope is identical.
We tell you which filing you need
Full structure, interior gut, or work small enough to sit outside a filing. You get a straight answer on which path applies and what it needs before we quote, not after you have committed.
Asbestos gets settled first
Anything built before April 1987 needs an asbestos assessment before a permit is issued. We arrange the investigator and the ACP-5 filing. This is the step that most often moves a start date, so we start it early.
We protect, then we start
Floors, stairs, lift lobbies and anything staying get covered before a tool comes out. Utilities are proved dead. Then the work runs in a set order, with the route material takes out of the building settled before any of it moves.
You get the site back clean
Loads leave covered, to a permitted transfer station, with documentation for each one. We sweep out and hand over a space the next trade can start in.
What moves the price on garage and outbuilding demolition
Every one of these moves the number, so you can see what a quote is actually responding to — and tell us the ones you already know when you call.
- Whether it is attached to the house, which adds making good the exposed wall
- Machine access to the rear of the property
- Slab thickness and how far the apron runs
- Roof material and whether it needs assessment
- How the debris gets from the back of the lot to the street

Garage and outbuilding demolition: your questions
Do I need a permit to remove a garage?
A detached accessory structure often falls outside a full demolition filing, but it depends on size, construction and jurisdiction, and it is different inside the city from Long Island or Westchester. We check for your address rather than guessing.
What is left where the garage was?
Cleared, levelled ground with the slab and footings out. If you want it left ready for planting or paving, say so and we will finish it to suit.
The garage is attached to the house. What happens to that wall?
It gets weatherproofed. Where the garage roof was tied into the house there will be a scar line that needs proper making good, and that is worth having planned before the structure comes off rather than after.
