The first visit is about removing immediate danger and securing the site, not about deciding the building’s future. Those are separate decisions and they run on different timescales. Making something safe in the first hours preserves the options. Taking too much down in a hurry removes them. We walk the site

We look at what is coming out, what is staying, and how we get to it. Access decides most of the plan in this city: a fourth-floor walk-up and a loading dock are two different jobs even when the scope is identical.

Full structure, interior gut, or work small enough to sit outside a filing. You get a straight answer on which path applies and what it needs before we quote, not after you have committed.

Asbestos gets settled first

Anything built before April 1987 needs an asbestos assessment before a permit is issued. We arrange the investigator and the ACP-5 filing. This is the step that most often moves a start date, so we start it early.

We protect, then we start

Floors, stairs, lift lobbies and anything staying get covered before a tool comes out. Utilities are proved dead. Then the work runs in a set order, with the route material takes out of the building settled before any of it moves.

You get the site back clean

What counts as an emergency, and what can wait until Monday?

If something can fall onto a person, a street or a neighbouring property, it is an emergency and it is measured in hours. If a structure is damaged but stable and nothing above it is loose, it is usually a next-working-day job, and treating it as an emergency costs money without making anyone safer. If you cannot tell which one you have, describe what you can see from a safe distance and we will tell you.

What actually happens on the first visit?

Someone walks the structure and separates it into three lists: what has to come off now, what has to be supported now, and what is simply damaged and can be decided later. Then the first two lists get done and the site is closed against access. Deciding the building’s future is not part of that visit and should not be.

Will taking the dangerous part down stop us repairing the rest?

It can, which is exactly why the judgement matters. Removing an element is irreversible and every element removed narrows what a repair scheme can do later. The rule we work to is that making something safe preserves the options and taking too much down in a hurry removes them, so anything that is not a genuine falling risk stays up until someone has decided what the building is for.
