Manhattan is interior work. Pre-war co-ops on the Upper East and Upper West Sides, loft buildings in SoHo, Tribeca and the Flatiron, post-war and new-build condo towers, and a very large stock of office and retail space that turns over between tenants. Whole structures do come down here, but they are the exception and they are development-scale.

Hours, which lift you get and for how long, what protection goes down in the lobby and corridor, and what the building needs on file before access is granted. We read it and plan to it. A two-hour daily lift window changes crew size and sequence more than the scope does.

There is usually nowhere to put a container

Kerbside space is scarce and often needs a permit. Debris is staged inside and moved in booked windows rather than accumulating, because there is nowhere for it to accumulate.

Pre-war stock is asbestos stock

Ceiling voids, floor tile and pipe lagging in older Manhattan buildings routinely turn up positive. The assessment goes in first, because in a building with a booked lift window a delay is not just a delay, it is a lost slot.

That is normal here and we plan to it. It changes the programme rather than the method, and we would rather build the schedule around the real window than promise a date that ignores it.

How does debris leave a tower?

By service lift in booked slots, or by chute where the building has one. That route is the first thing we establish, because everything else is scheduled around it.

Do you handle the board and the managing agent?

We work to the alteration agreement and keep the agent and the super informed. Getting the alteration approved in the first place is your architect or expediter’s work, not ours.
