The south and west of the borough is walk-up and elevator multifamily, much of it pre-war, a lot of it continuously occupied. North and east through Riverdale, Throggs Neck, Country Club and City Island the stock turns detached and semi-detached with driveways, garages and yards. Along the Bruckner, the Hutchinson River Parkway and the Bronx River corridor there is real industrial and warehouse stock.

Walk-up buildings mean stairs, not lifts
A five-storey walk-up has no service lift, so every load comes down a stair shared with residents. That sets the pace and it decides how material is broken down and bagged. It is the single biggest cost factor on a South Bronx apartment strip-out.
The north and east of the borough behaves like Queens
Driveways, side access, garages, yards and pools. Where a machine can reach the work, structure and grounds jobs run quickly and price accordingly.
Industrial removals are a genuine part of the borough

It is a fifth-floor walk-up. Is that a problem?
Not a problem, but it is a different job and we will price it as one. Material gets bagged smaller, staged so the stair is never blocked, and moved around resident movement.
Do you work on occupied multifamily buildings?
Regularly. Sealed separation, agreed hours and a protected route are standard, and we would rather agree those with the managing agent before day one.
Can you clear an old warehouse in Hunts Point?
Yes. Racking, mezzanines and plant are ordinary work. What we establish first is what is left inside the equipment, because that decides how it is routed.
