When people call us about demolition site preparation

  • A demolition is scheduled and the site is not ready for it
  • A structure needs isolating and protecting before work
  • Access, hoarding and the debris route need setting up
  • You are coordinating trades and need the preparation carried by one contractor

What demolition site preparation covers

  • Utility isolation and proving, with the certifications the filing needs
  • Protection of retained structures, finishes and neighbouring property
  • Hoarding, screening and site separation
  • Access routes, loading positions and container placement
  • Dust and water control set up before the work starts, not after
  • Exclusion zones and the sequence plan the crew works to

Preparation is where a demolition is won or lost

A job that goes wrong almost always went wrong before the machinery arrived: a service that was assumed dead, a route that did not work, protection that went down after the first dust. Utility disconnection certifications are a formal requirement for a full demolition filing precisely because assuming is not good enough. We treat preparation as its own piece of work with its own sign-off.

How demolition site preparation runs

The order matters more than the tools. This is the sequence for demolition site preparation.

Survey what has to survive

Retained structure, neighbouring property, finishes staying in place, and anything that has to keep operating during the work.

Request the utility disconnects

On day one, because each provider runs its own process and the certification has to come from them. This is the long pole on almost every full demolition.

Prove it dead, do not assume it

Nothing is cut on the strength of a drawing. Supplies are isolated and proved, and the certifications the filing needs are collected as they come back.

Protect, hoard and set the route

Floors, stairs and lift lobbies covered, hoarding and screening up, container position and loading window agreed — including a street permit where the kerb is the only option.

Hand over a signed-off site

What was isolated, what was proved, what is protected and where the exclusion zones sit, documented so the demolition crew is not guessing.

What moves the price on demolition site preparation

Every one of these moves the number, so you can see what a quote is actually responding to — and tell us the ones you already know when you call.

  • How many services need isolating and how quickly providers respond
  • How much retained structure or finish needs protecting
  • Hoarding length and whether any of it sits on public ground
  • Whether the street needs a permit for the container or the loading position
  • The site safety requirement, which is mandatory on a full demolition

Demolition site preparation: your questions

Why do the utilities take so long?

Each provider has its own process, and the certification confirming a service is disconnected has to come from them rather than from us. Requests go in first, on day one, because they are the long lead item and nothing about the filing moves without them.

Is hoarding always needed?

Where the work is visible or adjacent to a public route, generally yes. What it has to be, and whether it sits on the sidewalk, depends on the site and whether that ground is yours.

Can you prepare a site another contractor will demolish?

Yes. It is a defined scope with a clear hand-over, and we will document what has been isolated, proved and protected so the incoming crew is not guessing.
